Duties and Responsibilities

Key Responsibilities
Property Management
1. Operations Management:
β—‹ Oversee daily operations of residential, commercial, or mixed-use properties.
β—‹ Ensure tenant satisfaction by promptly addressing concerns and maintaining quality standards.
2. Tenant Relations:
β—‹ Negotiate and manage lease agreements.
β—‹ Handle tenant inquiries, complaints, and requests professionally.
3. Budget Management:
β—‹ Prepare and manage property budgets, including income and expenditure forecasts.
β—‹ Monitor expenses and ensure cost-effectiveness in all property operations.
Construction and Maintenance
4. Project Management:
β—‹ Coordinate and oversee property renovations, upgrades, and repairs.
β—‹ Work closely with contractors, engineers, and architects to ensure construction projects align with timelines, budgets, and safety standards.
5. Building Maintenance:
β—‹ Ensure properties are maintained to a high standard.
β—‹ Develop and implement preventative maintenance schedules.
6. Compliance:
β—‹ Ensure all properties meet building codes, health and safety regulations, and zoning laws.
β—‹ Stay updated on industry trends and compliance standards.
Strategic Planning
7. Capital Improvements:
β—‹ Evaluate property performance and recommend upgrades or capital improvements to enhance value and appeal.
8. Market Analysis:
β—‹ Conduct market research to ensure competitive leasing rates.
β—‹ Identify opportunities for growth or diversification in property assets.
Administrative Duties
9. Documentation:
β—‹ Maintain accurate records of lease agreements, construction projects, inspections, and financials.
10. Reporting:
β—‹ Provide regular updates to senior management or stakeholders on property status, construction progress, and financial performance.

Qualifications and Experience

Qualifications
1. Education:
β—‹ Bachelor’s degree in Real Estate, Construction Management, Civil Engineering, Business Administration, or a related field.
2. Experience:
β—‹ Minimum of 5 years of experience in property management.
β—‹ At least 3 years of experience in construction or related fields.
3. Skills & Competencies:
β—‹ Strong understanding of construction practices, project management, and building systems.
β—‹ Excellent communication, negotiation, and problem-solving skills.
β—‹ Financial acumen with experience in budgeting and forecasting.
β—‹ Knowledge of property management software and tools (e.g., Yardi, Buildium, or Odoo).
β—‹ Familiarity with local property laws, regulations, and building codes.
4. Certifications (Preferred):
β—‹ Certified Property Manager (CPM) or equivalent.
β—‹ Project Management Professional (PMP) certification.
